HOW WE DO IT
STAGE 1 - PROJECT BRIEF
During the initial site visit FTK will hold a Development Planning Session with the Clients Management and Operation Team to discuss the projects’ design concepts, budget and timelines. This information is then expanded on and presented as a Project Brief document that will serve as the roadmap for the development of the project.
STAGE 2 - CONCEPT DESIGN
Once the Project Brief has been approved by the Client, FTK will prepare a Concept Design Document that will outline the conceptual master plan for all structures, bulk service systems (including electrical, plumbing, and mechanical systems) and it will include interior design mood boards.
A Preliminary Cost Guideline based on the area schedule, design, materials, location and logistics will also be provided at the end of this stage.
STAGE 3 - DESIGN DEVELOPMENT
Once the Concept Design has been approved by the Client FTK will then prepare a document containing a full set of architectural drawings detailing the floor plans and elevations of each structure and bulk service, and a full interior design scheme. An Elemental Cost Estimate based on the updated architectural drawings and interior scheme will be provided at the end of this stage.
STAGE 4 - WORKING DRAWINGS
​Once the Design Development stage has been approved by the Client FTK will then finalise the architectural drawings by adding technical construction details and finalise the interior design by adding specification sheets. These working drawings can then be submitted to potential contractors for tendering purposes.
STAGE 5 - CONTRACTING
FTK can assist with the management of the tendering process, as well as overseeing the appointment of the chosen Contractor and Subcontractors, and the preparation of the final contracts. During this phase FTK can also co-ordinate and manage the procurement of all the building materials and coordinate the logistics of getting these materials to site.
STAGE 6 - CONSTRUCTION
FTK can provide full Project Management services by overseeing the construction phase in order to ensure that the architectural design intent is met. During this phase FTK can also co-ordinate and manage the procurement of all the FF&E and OS&E items and coordinate the logistics of getting these goods to site.
STAGE 7 - INSTALLATION
FTK can coordinate and manage the logistics and installation of all the FF&E, OS&E, built-in items and specialist equipment on site to ensure that the design intent is met.
STAGE 8 - PROJECT CLOSE OUT
FTK can coordinate the snagging and de-snagging process as well as assisting in the certifying the completion of works. During this phase FTK will also consolidate and hand over all Operational Manuals to the Operations Team.
